What is the history of Barra Cabanas?

It is a division of the Barra Resorts group which includes:  Barra Lodge, Flamingo Bay, Pomene and Bamboozi.  Barra Lodge, a registered Mozambican company, was the first lodge within this group and has been a prominent property on the Barra Peninsula for the past 15 years.

How do I get there?

Very easy access either by road or by air makes this the perfect destination to get away from it all.  Direct flights are available from O.R Tambo to Inhambane.  A shuttle service from the airport transfers are covered by a shuttle service to and from Barra Lodge and will make trips to and from Inhambane airport on a daily basis.  The airport is approximately 27km from Barra Lodge.  Those with their own boats can sail into the protected Inhambane estuary just behind the lodge.  Maps for self drive available on website.

A map is available on CD at the Midrand office as well as on-site at the Barra Lodge reception area in Mozambique.

What does the  Development look like?

There will be 9 x apartment blocks; each block will have either five or six units/cluster. The cabanas will consist of three bedrooms each with en-suite facilities.  Each block will be sea facing surrounded by landscaped gardens and easy access to the beach. The local indigenous hardwoods will be used wherever possible to create a Mozambican feel.

Bedrooms: 
each unit has 3 fully air-conditioning bedrooms each with en-suite bathrooms.  Mozambique hardwoods are used to make beautiful hand crafted furniture. Beds are made up with twin beds that may be converted into king-size double beds.  Linen is made from cotton/percale.

 

Bathrooms: 
Light weight towelling will be provided along with separate swimming towels.

Living area/Patio: 
is an open plan area complete with a big screen TV with DSTV.  The living and dining area flows into the outdoor balcony pool area through big glass doors. The patio is an extension of the lounge through glass sliding doors, and features a cooling plunge pool, gas braai unit and a 6 seater wooden table and chairs for outdoor living.

Ownership and legislation

New legislation makes it possible for you to own a holiday home in Mozambique.  The following was announced in November 2009 and puts owning a part of this property within your grasp.  Ownership of right of use, in accordance with Mozambican land will be given upon completion of each residence, by way of a renewable concession title which is transferable. Mozambique, unlike South Africa, has a different method of ownership of property. The developer holds the cession of lease on the land and once construction of the home is completed, the cession of the lease is transferred into the name of the new owner(s).
Individual's foreign investment allowance increased to R4 million (previously R2 million).

Can I, as a South African, purchase periodical housing in Mozambique?

Individuals may own property and timeshare outside of the borders of SA as part of their foreign investment allowance which amounts to 8 million per spouse, 4 million per individual.  In purchasing property or periodical ownership you need Reserve Bank clearance.  Our sales office can assist you in the application and processing of this requirement. Remember that when applying for the foreign investment you would have to have a tax clearance certificate.

Who is responsible for the common property?

The common property i.e roads, water pumping-, distribution system, electrical generation, shall remain under the control and managed
by the Management Company.

Yes you do within the laws of  Mozambique you would receive a “periodical title deed”.

What is a levy or maintenance fee?

It is the cost to operate the resort. This fee is divided amongst all the resort owners. A portion of this is used to pay for costs like
furniture and appliances. This becomes a reserve for refurbishment and renovations.

1. Annual Levy R485.00 per week per year
2. Daily usage Levy R32.75 per person (Rental pool)

Who is the HOA?

Each owner by virtue of his ownership in the periodical property right, shall automatically become a member of the HOA
upon registration of the said right.  (Home Ownership Association)

Annually on the anniversary of the date of purchase, the annual levy will be invoiced.  Day usage levy per person will be charged
upon booking of the Cabanas

It will be decided at an annual HOA meeting and voted upon by the relevant parties, however the intention of this development
is to keep the levies for owners as low as possible and to rather be subsidised by charging an occupant a daily levy (R32.75).

Can units be bought as an investment and then rented out?

Yes, but in accordance with rules as determined by the “rental pool agreement”.

70% of the revenue is payable to the owner and 30% is retained by management for marketing.

The rental pool collects according to the rates, currently (2011) R3200.00 per unit per day.  This excluding the R32.75 daily usage
levy per person.

How does one purchase a unit?

Sign the “The commitment agreement for the sale of a periodical housing right” (valid for 30 days) and pay a 10% deposit immediately.
The “offer to purchase” must be signed and the balance of the total (90%) needs to be lodged within 30 days of signing the
offer to purchase.  (Sales process attached)

The purchaser will own the fully exclusive right of use of the Cabana for his purchased period.  Owners, guests and invitees shall have a right of access to the development property, except in areas reserved for specific Owners guests or invitees or areas marked as no entry.  All owners and their guests will have the opportunity to make use of Barra Lodge and Flamingo’s facilities

What arrangements have been put in place to manage the development?

The management company will employ staff to manage every aspect including a reservation & booking system, a property manager, cleaning staff, Garden maintenance and a maintenance crew.

Who is responsible for the maintenance of the interior and exterior of the units?

The units will be maintained by the management company.  If the property is maliciously damaged by an owner it is the owners responsibility. No person shall make alterations to or improvements on the unit and its surrounds without the written consent of the HOA  and the management company.

What is the developer doing to contribute to the community?

No, this is not timeshare it is periodical housing and each week is owned however you can put that in the rental pool and
buying a new week.

Are Barra Cabanas developed within the realms of the Mozambique law?

The Mozambique Government has enacted legislation in line with their vision for tourism in the country. In terms of the Regulations to the Right of Periodic Habitation– decree no 39/2007 of 24 August,
it is possible to purchase Periodical Property Rights to a house or unit. Such rights are established by public deed. Barra Cabanas are legal.

You would be protected under the Periodic Housing Act (article 48,of the constitution of Mozambique)
